THE CONSULTING SURVEYOR:

Many people are unaware of the role played by the Consulting Surveyor in the community. Although they are aware that Surveying is a precise and important activity, they are not aware of the comprehensive range of services offered, or how to inform and advise to tell something of the scope of the surveyor’s expertise.

LAND BOUNDARY SURVEY:

Those Consulting Surveyors registered under the Surveying and Spatial information Act are the only people who can have statutory responsibility for the establishment of land boundaries. On many occasions land boundaries required
accurate reestablishment in order to ensure that the rights of all adjacent landholders are protected. If any improvements are to be constructed on or near a boundary, expensive problems can be avoided by ensuring that the boundaries are re-marked before commencement. Financial institutions may require their interest in property to be protected by having a Consulting Surveyor certify the relationship of major improvements to the boundaries of the land.

SUBDIVISION:

The provision of building allotments involves the process of subdividing land and the provision of services. The Consulting Surveyor is involved throughout the subdivision process. The extent of involvement can range from project management to specific responsibilities within the project. He is able to guide a proposal through the planning, design, approval and survey, up to the issue of new titles.

STRATA SURVEYS:

It is a statutory requirement that all strata plans must be prepared by a Registered Surveyor. As well your Consulting Surveyor can undertake the necessary negotiation with various authorities, whether the building is simply a duplex dwelling or a multi storey residential or commercial building.

PLANNING ENVIRONMENT & LAND MANAGEMENT:

The surveyor can advise on planning to various levels, particularly in regard to development proposals as related to physical and design constraints within established planning concepts. Some state legislation requires that development proposals have specific regard to environmental factors. Land Management is the use, development and economy of land resources, and development should take into account economic, legal and technological
factors. The surveyor can assist in these various assessments.

ENGINEERING SURVEYS:

Most construction projects require the provision of survey control and continuing activities such as precise setting out of major components and measurement of earthwork qualities. Consulting Surveyors take the responsibility for these activities in the construction of major buildings, roads, bridges and underground services.
